A couple of minutes' walk from the centre of Builth Wells, this characterful three-storey townhouse offers loads of space. It's full of character, and also very practical.

The front door opens into a large living room, leading to a hallway with a door to the garden, a door to the kitchen/diner and the stairs.
The spacious kitchen/diner is the heart of the house, with a fitted kitchen with spaces for washing machine, dishwasher and full-width cooker. At the other end of the room is the dining area, and in the end wall the woodburner is inset below a big beam.
On the first floor is a spacious bathroom with loo and washbasin. This floor has three bedrooms. At the front a big double, next to a smaller double (currently used as an office) which has a walk-in cupboard. Overlooking the garden is a single bedroom.
On the second floor is a shower room with loo and washbasin, stylishly fitted, with an adjoining room currently used for ironing and storing bedding. This has the potential to be re-partitioned to make the smallest bedroom into a double matching the one on the floor below.

Builth Wells is a small town on the River Wye. It has a good range of shops, pubs, cafés etc, a Co-op supermarket, two primary schools, a secondary school and a doctor's surgery. The two primary north-south routes through Wales - A470 and A483 - cross here, and the A44 into England about 10 miles north, so road access throughout the UK is good. Cardiff is about one and a half hours. The M4 at Newport is about one and a quarter hours.
Nearest railway station is Builth Road on the Heart on Wales line, about 3 miles.
The house was renovated in 2005, and has double glazing throughout. It is not listed. It is in a good decorative state. Heating and hot water is by gas, and it has a combi boiler which was installed in September 2018. Water is non-metered. Council tax is band E, Powys County Council.
